Why You Might Not Want to Wait to Buy Homes for Sale in Southeast Michigan

Posted in Homes for Sale Southeast Michigan by Michigan Real Estate Expert on April 19th, 2010

Surprising numbers of potential homebuyers are holding off on buying homes for sale in Southeast Michigan. They see the housing prices drop and are waiting for them to go lower. They see the mortgage rates and are waiting for them to drop further. If this is you, you might want to rethink your strategy and take a real look at potential homes for sale in Southeast Michigan.

Here are two crucial reasons why you might not want to wait any longer:

1. Interest Rates on the Rise – Thanks to the Federal Reserve buying $1.23 trillion worth of mortgages, interest rates have been kept somewhere between 4.93% and 5.09% for a 30-year fixed-rate loan.  That’s about 0.4 % lower than it might be without the Fed’s help. However, by the end of 2009, the Federal Reserve had already started implementing a phase out of the mortgage program. With the Fed program closing at the beginning of this month, it’s not a question of whether mortgage rates will rise, but when, how much and how fast.  The experts don’t expect them to climb very high, stopping somewhere between 5.5% and 6% by the end of 2010.

2. Lower Home Prices – Home prices, predicted to drop another 5% in 2010, will also make some difference in overall cost. Putting the falling home prices together with the currently low interest rates, you still have a chance to get a great home at a great deal – for a little while longer.

Instead of waiting for lower costs that may never come, consider where you are now:

It’s very possible that the market will never be better than it is right now for buyers. It’s a buyers’ real estate market, with the scales tipped to make homeownership as cheap as it can get. If you can afford to buy now, but are waiting for things to get even better, reconsider – you might wait yourself into a market you can no longer afford!

Ready to take advantage of this buyers’ market and purchase one of the homes for sale in Southeast Michigan?  I can help. Call me today at 248-514-2640 or email me at info@NorthWoodwardHomes.com for more information.

Homes for Sale in Southeast Michigan – Are You Obsessing?

Posted in Homes for Sale Southeast Michigan by Michigan Real Estate Expert on March 29th, 2010

The national real estate market, state markets and city markets all seemed to be wrapped up in a nifty bundle that effect whether your home for sale in Southeast Michigan will have a buyer. With the news reports over the last two years about the pop of the housing bubble, homeowners everywhere essentially lost their minds.

Here are a few examples:

  • Some homeowners panicked and immediately put their houses up for sale
  • Some homeowners chose to walk away from it all, leaving their homes vacant and mortgages in default
  • Some homeowners went into a flurry of home renovations, with the idea of selling
  • National and homes for sale in Southeast Michigan listings shot through the roof

The amazing thing isn’t that the real estate market seems to be stabilizing – that’s not the miracle. The miracle is that we still even have a real estate market at all.

Obsessing Over the Sale
This year opened up with a lot of homes on the market, but it also opened with a lot of sellers digging into real estate news. They’ve started obsessing; they’ve started pouring over online real estate digests, articles and blogs. In fact, the traffic for this site alone has jumped tremendously.

While it’s understandable that you, as the seller, want to know what your chances are for selling your home, obsessing is bad for business. Especially if you’re dealing with potential buyers in person, your eagerness to sell can show in very bad ways. You might end up selling the home for way less than you could have – or you might not sell your home at all if they sense desperation.

If you’re obsessing over whether your home will sell or not, stop. Take a deep breath. Relax. Even if you’re in a hurry, taking a short break from worry can help clear your mind and leave it open for better ideas.

It may be hard to remember sometimes, and giving trust is always difficult, but that’s what we’re here for. You hired your real estate agent to take care of your home for sale in Southeast Michigan and get it off the market. We do the research on the market and we have the experience.  In other words, we do the worrying for you!

If you’d like to sell your home, I can help. Call me at 248-514-2640 or email me at info@NorthWoodwardHomes.com for more information.

Homes for Sale Southeast Michigan: Should You Consider a Short Sale on Your Home?

Posted in Homes for Sale Southeast Michigan by Michigan Real Estate Expert on March 11th, 2010

A short sale happens when a lender agrees to accept less than the balance remaining on a home. It is a way for sellers to avoid foreclosure and put their home on the list of homes for sale in Southeast Michigan.

It seems like a good idea for people who owe more on their home than it’s worth, but that doesn’t mean it is right for everyone. Should you consider a short sale on your home?

Pros to doing a short sale

  • You will be able to sell your property, get out from under a mortgage you cannot afford and lower your debt.
  • You can still sell your property in a declining real estate market, even if you owe more than the home is worth.
  • Buyers sometimes get good deals on the property or may be able to buy one of the homes for sale in Southeast Michigan at market value in a popular area they couldn’t previously afford.
  • While a short sale isn’t ideal, it is typically better than a foreclosure which stays on your credit report for 10 years.
  • If your home goes into foreclosure and is sold at auction for less than the mortgage, you can still be held responsible for making up the difference.

Cons to doing a short sale:

  • The lender may refuse to do the short sale, or they may still hold you responsible for the remaining debt.
  • The bank’s loss is considered taxable income for you, and you may have to pay taxes on the amount.
  • Short sales do stay on your credit report and may make it difficult for you to a get loan in the future.
  • You may have to find a real estate agent willing to work for a smaller commission.
  • Short sales take longer to close than traditional home sales.

St. Patrick’s Day – Open House and Homes for Sale in Southeast Michigan

Posted in Homes for Sale Southeast Michigan by Michigan Real Estate Expert on March 8th, 2010

May your blessings outnumber the shamrocks that grow, and may trouble avoid you wherever you go – Irish blessing

St. Patrick’s Day is coming up and, as you know, it’s the perfect time for a whole bunch of tomfoolery. What you may not know is that it’s the perfect time for an open house for homes for sale in Southeast Michigan. However, if you’re going to do it, it needs to be done right – and the best time to get started is now.

Themed Open Houses
Okay, we (as in real estate agents) often say, “Don’t get your personality all over the house you’re selling” and we mean it. That’s not to say that you can’t have a little bit o’ fun with a themed open house party, though. Here are a few tips to get you started on the right path for getting those homes for sale in Southeast Michigan sold:

1. Keep your St. Patrick’s Day decorations minimal, but the atmosphere fun. In other words, pick decorations that are bland, but still lighten the mood of the home.

2. Lights for the evening, windows for the day. If your open house happens during the day, use as much natural lighting as possible. If it’s in the evening, use lighting that isn’t harsh or overbearing.

3. Offer tasty, “smell good” snacks. You don’t have to make a meal to feed an army, but a few Irish snack dishes can go a long way. You don’t have to stick to Irish food, however. A backyard barbecue is a wonderful way to show off the home’s entertainment possibilities.

4. Keep the alcohol low, if available. You’re not trying to throw a rip-roaring party, but there are two things to consider with alcohol. One is that it’s St. Patrick’s Day and almost a national drinking day. Two, is that the more relaxed a potential buyer feels, the more positive they’ll feel about the house (this is not to say that you should get the visitors drunk, however).

The main purpose of holding an open house is to get potential buyers to come and see what homes for sale in Southeast Michigan have to offer. You want to show off the inside, but you also want to show off the outside and the home’s ability to entertain guests. If you have a real estate agent, discuss the open house with them. If you don’t have an agent, give me a call at 248-514-2640 or email me at info@NorthWoodwardHomes.com

May you live as long as you want, and never want as long as you live.  Happy St. Patrick’s Day!

Home for Sale in Southeast Michigan Wins Academy Award!

Posted in Homes for Sale Southeast Michigan by Michigan Real Estate Expert on March 7th, 2010

Okay, it never happened; when the Academy Awards were handed out, obviously, none went to a home for sale in Southeast Michigan – but the Academy Awards are still relevant. Bear with me a moment.

When someone wins an Academy Award, don’t we expect more from him or her in the future? Why? Because the Award defines their abilities in some way, and here is where they’re relevant to your home for sale in Southeast Michigan. Just like the Awards, our homes seem to define us in some strange way.

Think about it. When you see a large home with manicured lawns, lighted pathways and a pool, don’t you automatically assume the owners have money? They’ve won the “dream home” award.

Likewise, if you see a home with a scraggly lawn and a bad paint job, you may assume the opposite. In other words, it doesn’t automatically occur to us that the people with the manicured home may just be good at money management or that the owners of the scraggly lawn home may make plenty of money but not manage it well.

We, as human beings, are good at judging a book by its cover. We assume certain things based on what we see, not reality. So what does the home you’re selling say about you? What will it say about the buyer? Would it win the dream home award?

Looking At Your Home with New Eyes
When preparing your home to sell, it’s important to look at the home you’ve lived in for years with new eyes.  Because you’re used to the cracks in the sidewalk, peeling paint or missing shingles, you probably don’t even notice it any more.

Potential buyers, however, are looking for Academy Award winners. Little things, such as unwashed windows, really can make all the difference. Trees with dead branches, lawns that haven’t been mowed, numbers falling off of mailboxes – all of these things may seem small, but they can quickly lose a sale.

Buyers see the outside of a home for sale in Southeast Michigan and have certain expectations of what the inside will look like. If the inside and outside don’t match, you have work to do. Don’t let the home you’re selling wallow on the market. If it’s been sitting on the selling block for months without a peep, it’s time to see what you can do about turning it into a dream home award winner!

If you’re ready to sell your home, I can help. Call me at 248-514-2640 or email me at info@NorthWoodwardHomes.com for more information.

Average Sizes of Homes for Sale in Southeast are Shrinking

Posted in Homes for Sale Southeast Michigan by Michigan Real Estate Expert on February 25th, 2010

You probably will not be surprised to hear that in 2009, on the average, new buyers of homes for sale in Southeast Michigan purchased smaller homes.

To be exact, the National Association of Home Builders (NAHB) released information showing that the average size of a new home decreased by 40 square feet, from 2,520 square feet in 2008 to 2,480 square feet in 2009.  While 40 square feet may not sound like a lot, it is significant because it’s been 27 years since the average home size fell by that much.

Are You Missing a Bathroom?
This decline in square footage is also noteworthy because 40 square feet is about the size of an average bathroom.  Interestingly, NAHB’s statistics revealed that the number of homes with 3 or more bathrooms fell in 2009, for the first time since 1992.

What’s Fueling this Shrinkage?
There are 4 primary reasons the sizes of new homes are declining:

1. The recession.  People are reconsidering how much home they really need and are looking for ways to save money.  Results of a 2009 survey by Better Homes and Gardens magazine, showed that downsizing is a bigger priority.  Thirty-six percent of homeowners surveyed said they expected their next home to be “somewhat smaller” or “much smaller” than their current home.

2. The small-house movement.  This movement has been gaining steam in the United States for a number of years.  The recession accelerated it and home builders responded by building smaller homes.

3. The prominence of first-time buyers in the housing market.  This is being stimulated by the $8,000 first-time homebuyer tax credit.

4. The increasing number of households with members 55 and older who are buying homes.  Folks over 55 prefer to purchase single-story homes, which tend to be smaller than two-story homes.

Looking for smaller homes for sale in Southeast Michigan?
If you’re thinking of downsizing, I can help.  Call me now at 248-514-2640 or email me at info@NorthWoodwardHomes.com for more information.

FAQs on Tax Credits for Buying Homes for Sale in Southeast Michigan

Posted in Homes for Sale Southeast Michigan by Michigan Real Estate Expert on February 15th, 2010

Thousands of potential buyers of homes for sale in Southeast Michigan are now homeowners, thanks to the first-time homebuyer tax credit. You could be eligible for a tax credit if you bought a home in 2009 or plan to buy one before April, 2010.  But which one are you eligible for?

If you have two or three hours to spend reading the information about the homebuyer tax credit, you’ll be able to figure out if you’re eligible.  But, most people don’t have the time or patience. To shorten your learning curve, here are a few tips, pointers and frequently asked (and answered) questions about the tax credit:

Three Kinds of Homebuyer Tax Credits
There are actually three kinds of tax credits:

  1.  The original first-time homebuyer tax credit, enacted in 2008, covers the homes for sale in Southeast Michigan that went off the market between April 9, 2008 and June 30, 2009. Rather than being a true credit, the money received is actually a 15-year, interest-free loan. In other words, it has to be paid back.
  2. The second tax credit, raised from a maximum of $7,500 to $8,000, doesn’t have to be paid back. If you bought a home between January 1, 2009 and November 30, 2009, you may be eligible.
  3. The third homebuyer tax credit, enacted in November 2009, is actually an expansion and extension of the second credit. It extends the deadline of November 30, 2009 to April 30, 2010 and expands the credit to include long-term homeowners who want to buy a new residence.

Tax Credit Qualifications
Just because you buy a home between April 9, 2008, and April 30, 2010, doesn’t mean you automatically qualify. Each homebuyer tax credit has its own eligibility requirements. For instance, the home has to cost less than $800,000, if bought after November 6, 2009. Long-term owners have to have lived in the same home for five consecutive years of the past eight. There are also income requirements, as well as other factors.

Automatic Ineligibility
To receive the homebuyer tax credit, there are a few things you absolutely cannot do. For example, the home you buy has to be a principle residence, which means it’s the one you live in most of the time. You can’t buy it for business. As well, the home you buy has to be in the U.S.

Another “can’t do” is selling the home or converting it to rental property. You have to live in the home as your permanent residence for at least three years. If you don’t, Uncle Sam will want the money back.

There are many great homes for sale in Southeast Michigan, and one of them might just be your dream home. However, if you plan to purchase and claim the homebuyer tax credit, make sure you know the facts first.

Have questions about the homebuyer tax credits?  I can help. Call me at 248-514-2640 or email me at info@NorthWoodwardHomes.com for more information.

Want an $8,000 Tax Credit? Buy One of the Homes for Sale in Southeast Michigan Now!

Posted in Homes for Sale Southeast Michigan by Michigan Real Estate Expert on February 11th, 2010

Last November, when Congress approved an extension on the first-time homebuyer tax credit, potential homebuyers who missed the original deadline were excited. It was another chance to buy one of the homes for sale in Southeast Michigan and receive an often badly needed $8,000 on their tax return.

Real estate agents were excited as well, because the tax credit extension expanded to include “upgrade” buyers – those who wanted to replace their current home with a bigger one. The possibility of selling a home was higher than it’d been in a while. However, expansion to include upgrade buyers wasn’t the only change.

If you’re hoping to buy a home for sale in Southeast Michigan and take advantage of the tax credit before the new 2010 deadlines, here are four  things to keep in mind:

  1. Two dates are crucial.  You must sign a contract before April 30.  The closings must be complete by June 30. One of the best ways to make sure things go smoothly is to get pre-approved for a mortgage  before you go home shopping. Pre-approval tells you, as well as the seller, exactly how much home you can afford. This way, you don’t waste your time or the seller’s.
  2. Negotiate without emotion. Potential buyers have lost the home of their dreams because they became competitive. If you’re negotiating for closing costs, housing price or anything else, make sure that your requests are reasonable. Don’t change something “just because.”
  3. Taxes must be mailed in.  Due to people trying to scam the system, you won’t be able to file your taxes electronically; you’ll have to mail them in. Make sure you’re using the right forms, and, if you need your tax refund by a specific time, you might want to file early.
  4. Documentation is truly priceless.  Again, thanks to scammers, buyers will have to include a signed mortgage statement, proof of residency and a driver’s license with their taxes.

You still have until April 30 to sign a contract on one of the homes for sale in Southeast Michigan to get the tax credit. Today’s real estate market is beneficial for buyers.  Put it to work for you!

If you’d like to take advantage of the homebuyer tax credit, I can help. Call me right away at 248-514-2640 or email me at info@NorthWoodwardHomes.com so we can beat the deadlines.

Valentine’s Day and Homes for Sale in Southeast Michigan – How Much Is Too Much?

Posted in Homes for Sale Southeast Michigan by Michigan Real Estate Expert on February 8th, 2010

Do you have one of the homes for sale in Southeast Michigan?  Not everyone decorates their home for Valentine’s Day, but enough do that it brings to mind the question, “How much decoration is too much when your home is for sale?”

Decorations, although beautiful to you, are a matter of personal taste and style. Since this is a buyer’s market, something as simple as the wrong decorations can push a potential buyer from saying “Yes!” to saying “No.”

Rules for Decorating Homes for Sale in Southeast Michigan
Here are a few tips on decorating for Valentine’s or any other day when you’re trying to sell your home:

  • Choose decorations that are small and unobtrusive. Large decorations put too much emphasis on themselves. When you’re trying to sell your home, these take away from the overall appearance of the interior.
  • Finding buyers is all about allowing them to see themselves living in the home. When choosing your decorations, or deciding to decorate at all, keep this firmly in mind. Ornamentation made of bright colors may be fun, but can also be overwhelming.
  • If you’re ever at a loss on how to decorate or stage a home for sale,  take a trip through furniture stores. Stores that sell furniture often have furniture set up in “living” displays so people can see what the pieces look like together. Look at the displays, take pictures and notes, and then apply the knowledge you gain to make your own home look like a display.

Decorating and staging correctly can make a huge difference on how buyers see homes for sale in Southeast Michigan. The few tips above can help make your home shine.

Ready to sell your home?  I can help.  Call me at 248-514-2640 or email me at info@NorthWoodwardHomes.com for more information.
