4 Purchasing Points to Ponder for Your Royal Oak Michigan Home for Sale

The problem with contingencies is they can drag on much longer than you expect them to. To be safe – even if you’re okay with the contingencies – set a time limit for them to be accomplished. This way, your sale won’t drag on forever without ever closing.

Expiration Date
Finally, pay attention to the expiration date of the contract. You may have eight hours or eight days to accept, reject or counter the contract. Pay attention to how long you have to consider the offer for your Royal Oak Michigan home for sale.

Spicing Up Royal Oak Michigan Homes for Sale: Cider Wassail Recipe for Your Open House

I’ve said before and I’ll say it again, the fall is a great time to sell Royal Oak Michigan homes for sale. Nostalgia runs rampant in potential buyers. That “nesting” feeling pushes them to look harder for the perfect home. After all, who wouldn’t want Thanksgiving or Christmas to be the day their friends and family see the gorgeous new home?

This wassail bowl is a hot and spicy cider punch. Traditionally, it’s made with ale or wine, but you never want to overdo it with the alcohol at an open house. You can make it hours before, and put it in a slow cooker on very low to keep it warm. This recipe makes 12 servings.

Ingredients
3 tablespoons light corn syrup
3 tablespoons sugar
¼ teaspoon cinnamon
5 small red cooking apples  
2 quarts apple cider
1 lemon, thinly sliced
1 stick cinnamon
4 whole cloves

Directions
Heat corn syrup in a small pan; combine sugar and ¼ tsp. cinnamon in a shallow dish. Roll each apple in hot syrup, then in the sugar. Arrange on a baking pan and bake at 400 degrees for about 15 minutes (apples shouldn’t lose their shape).

In a large pan, slowly heat the apple cider, lemon, stick of cinnamon and cloves over a very low heat. Don’t let it boil; boiled apple cider gets a bitter taste. Before serving, strain out the spices and add the roasted apples. Serve piping hot.

This is my favorite cider recipe to use, but this wassail bowl recipe is equally tasty.

It’s time for some tough love, here. Your home doesn’t fit in with other Royal Oak Michigan homes for sale. It doesn’t play well with others. When you put it on the market, you priced it more than 8% higher than the other Royal Oak Michigan homes for sale. Frankly, it’s a market bully.

Look, I understand that you want to make the most out of your investment. Maybe you’ve done some serious remodeling that you feel warrants the price hike. I’m not putting any of that down, but I’d be doing you a disservice if I let you ignore the facts.

  • There is no longer a federal tax credit to entice buyers and get them interested.
  • Your house is competing with several foreclosures – many of which are priced as low as the lender can handle.
  • The longer your house sits on the market, waiting for a buyer, the harder it will be to actually attract a buyer.
  • There is a very little incentive for buyers to go out and buy now, especially higher priced homes.
  • Mortgage rates are low, but lender qualifications are much tighter now.

Any seller hitting the market in today’s economy has two choices: wait or cut your losses. They aren’t pretty choices, but life is seldom convenient, no matter what commercials say.

If selling your home isn’t an absolute necessity, consider the fact that it might serve you better to hang in there. If you don’t have a compelling reason to put it on the chopping block, don’t.

If you must sell your house, don’t let it be a market bully. Price it according to the local market, not the price of a home across the country.  In this case, you want your house to be part of the “in” crowd.  Listen to your real estate agent’s advice and use the data he or she provides in the Comparative Market Analysis to set the best price.

Downsizing Your Demands for a Royal Oak Michigan Home for Sale

Are you tired of looking for a Royal Oak Michigan home for sale? Have you found any that had everything you wanted, but cost too much? Are you dissatisfied with the selection?

 

A while back, I had a buyer tell me he didn’t want to spend more than $100,000 on a Royal Oak Michigan home for sale. He gave me a long list of features he felt the house must have – a pool, a big kitchen for his wife, four bedrooms, etc. With it being his market (a buyer’s market), he said, I should have no problems finding a home with those qualifications and that price. He refused to budge on any of it. That buyer is no longer my client.

You May Have to Compromise
The buyer had read tons of material about it being a buyer’s market. Prices, while not particularly great for the sellers, are great for the buyers. “Thar’s gold in them thar hills.” In other words, there are deals to be had.

It’s all true, but there are limitations to what your money can buy, even now. If you’re getting frustrated due to a lack of fully automated homes with pools and fallout shelters for $35,000, it’s time to ask yourself, “Do I really need a pool?”

Okay, so that’s an exaggeration, but there is a legitimate question in all this. Can you compromise? If you want a pool, can you buy a home with a big backyard where a pool can be built later? Do you have to have a pool right now?

Consider that a home is a long-term acquirement. Think about what you want versus what you need. For example, maybe you want a big kitchen. What you’ve found are smaller kitchens with big dining rooms. Can the two rooms be opened up to create a dining/cooking area? Again, can you compromise?

Before you go house hunting again, examine your expectations. Are they realistic? If not, create a list of needs, and then create a list of wants. Think about where you can compromise on the two lists. Of course, you should be able to get some of your “wants,” but you may not be able to get all of them.
